10 Marla plot price in Bahria Town Lahore

Start with the block and the plot's status. The society name alone cannot tell you whether an asking price is reasonable.

The July 2026 Zameen index for a 10 Marla residential plot in Bahria Town Lahore was PKR 1.44 crore. Selected UPN block entries dated 17 September show a much wider spread. Use these dated benchmarks to shortlist comparable plots, then obtain a fresh, plot-specific demand and written dues.

What the published numbers actually show

A portal average, a dealer's indicative block range and a seller's demand answer different questions. The average gives broad context; the block range helps narrow your search; a verified offer tells you what you can negotiate. None establishes the price at which a transaction completed.

These are selected comparisons, not a complete minimum-to-maximum survey. UPN's Gulbahar row prints an unusually large upper figure of PKR 250,000,000. We exclude that row because we cannot confirm whether the figure is intentional. Check the publisher's original block table.

Build a three-plot comparison you can use

Ask each dealer for the same information in writing. “Ten Marla, good location” leaves too much unanswered. Record the plot number, block, dimensions, road width, possession status, unpaid charges and the date the seller confirmed the demand. A second advertisement for the same plot is one comparison, not two.

A premium needs to earn its place in your budget

Consider two hypothetical offers in the same block: PKR 1.50 crore for an ordinary plot and PKR 1.65 crore for a park-facing plot. The second asks PKR 15 lakh more, a 10% premium. That calculation does not prove the premium is fair. It gives you a concrete question: does the verified view, road position and layout flexibility justify PKR 15 lakh for your household?

Visit both streets at the time you would normally leave for work or school. Look at access, traffic, occupied homes and nearby uses. A main road can help access while bringing noise or parking pressure; a quiet internal street can be preferable for a family even if it attracts less attention in advertisements.

Keep the plot budget separate from the house budget

Use agreed land price + buyer-paid transfer costs + outstanding charges you accept + professional fees as your acquisition subtotal. Then reserve a separate construction budget based on approved covered area. Ten Marla describes the land category; it does not specify the area you will build across all floors.

Before paying a token, verify the seller's authority and documents through the relevant transfer office, obtain a dated dues statement and have the written terms checked independently. A dealer's image of a map is useful for orientation but does not replace confirmation of the exact plot.

How to refresh this comparison

Keep the July index labelled July even when you access it later. Replace expired advertisements with new, same-block evidence and record the new observation date. If you cannot confirm possession or unpaid dues, leave the comparison incomplete instead of assuming those items are included.

Are the published figures completed sale prices?

Does a 10 Marla plot price include construction?

No. Budget the land acquisition separately, then estimate construction using the approved covered area across the planned floors.
