Zameen's July 2026 index average for a 10 Marla Bahria Enclave residential plot was PKR 1.64 crore, retrieved on 26 September. A C3 advertisement displaying PKR 1.80 crore is now marked sold; its final sale price is not disclosed. Use the index as historical context and obtain fresh, verified plot-specific offers.
Sources retrieved 26 September 2026. Each price retains its published period; a content revision does not turn an earlier observation into a live quotation.
Available evidence and what it cannot establish
| Reference | Published amount | How to use it |
|---|---|---|
| Zameen society index, July 2026 | PKR 1.64 crore average | Historical asking-price context for this size |
| C3 listing ID 31493, updated 5 August 2026 | PKR 1.80 crore displayed | Historical advertisement now marked sold; exclude from available offers |
A “sold” label does not mean the buyer paid the displayed demand. The original C3 listing does not disclose a verified completed-sale amount. We therefore do not use it to establish transaction value or present it as something you can still buy.
Check the official record separately from the price
On 26 September 2026, CDA's public record for Bahria Enclave Phase-I showed an approved layout plan dated 16 July 2011, an NOC field marked “Not Issued” dated 25 November 2025, and links to March 2026 show-cause notices. Those fields are separate; a layout-plan reference alone does not resolve the NOC question.
The official notice dated 16 March 2026, checked on 27 September, explicitly says that a layout plan was approved on 29 December 2020 and an NOC was issued on 8 April 2022. This conflicts with the summary fields above. The notice also raises compliance issues; neither source, read alone, settles the current legal position of a particular plot. Obtain written clarification from CDA for the exact phase, approved layout and plot location, and have the documents assessed by a qualified property lawyer before committing funds.
Ask for three comparable offers
Request the same size, a clearly identified sector, confirmed status and similar location category. Keep 5 Marla, 10 Marla and 1 Kanal advertisements in separate groups. A sector average that mixes plot sizes can rise because the listings changed, even when prices of comparable plots did not.
| Field | Why it matters |
|---|---|
| Phase, sector, plot number and dimensions | Connects the offer to a specific parcel and official record |
| Possession and transfer position | Shows what can be verified and completed now |
| Road level, plot slope and physical boundaries | Flags questions for the designer and engineer |
| Unpaid balances and connections | Separates the demand from the full cash requirement |
| Date and availability confirmed by seller | Keeps sold and stale advertisements out of the shortlist |
Allow the site to influence the house budget
Before treating two plots as equal, compare road and ground levels, access for material deliveries and the intended floor arrangement. Ask a qualified designer or engineer whether the site's conditions require additional investigation or work. A photograph cannot establish ground conditions, and a calculator's general grey-structure allowance cannot price a retaining solution or unusual foundation.
Keep unresolved items as separate allowances supported by professional input. Do not bury them inside an assumed construction rate and then compare that rate with a level, uncomplicated site. This matters even when both plots carry the same Marla label.
Compare the full commitment
Build four subtotals: land acquisition, authority and transfer charges, site-specific work, and the planned house. For each amount, record whether it is a quoted figure, an allowance or still unknown. This makes uncertainty visible and helps prevent a lower land demand from hiding a higher overall commitment.
Finally, travel from the exact plot to places your household will use at normal journey times. A broad Islamabad address says little about the trip from a particular sector. Record the route yourself; this guide does not claim measured travel times or a site inspection.
How this page treats updates
New advertisements replace expired ones only after their size and status are checked. Index rows retain their source month. Official records are dated separately from price observations, and a change to the writing does not imply that an individual plot has been verified.
